I Thought The FHA Bailout Was Supposed To Prevent 2 More Years Of Financial Turmoil

The Center for American Progress argues that it’s the 1930s again, at least in terms of real estate.

The statement below makes you wonder: Wasn’t the FHA mortgage program supposed to mitigate the foreclosure mess — not end it, not help everyone, but just make it a little less awful?

That’s what the FHA did during the 1930s when the program was first established. But that was also a time when government didn’t worry about a “moral hazard” or philosophical purity, it worried instead about re-starting the economy after the Hoover years.

Standard & Poor’s Ratings said yesterday that banks “perhaps are just halfway through the credit downturn.” Really? Perhaps?

Baton Rouge FHA Appraisers: FHA Home Loans Now Make Up 29.1% of Loan Percentage

The Mortgage Bankers Association [1] reports that of the “mortgage applications accepted during the month of July 2008, 29.1 percent were for government-insured loans (consisting of mostly FHA loans) compared to 8.4 percent in July 2007.”

Given the demise of the subprime and Alt-A loan markets, and given the general decline in loan applications and originations during the past year, the FHA program remains the one viable mortgage option for borrowers with less than prime credit.

Application activity, according to the [2] most-recent MBA figures, declined 36.9 percent compared with the same week one year earlier.

Baton Rouge FHA 203K — The Complete Guide

Most mortgage financing plans provide only permanent financing. That is, the lender will not usually close the loan and release the mortgage proceeds unless the condition and value of the property provide adequate loan security. When rehabilitation is involved, this means that a lender typically requires the improvements to be finished before a long-term mortgage is made. In the current market many of the numerous foreclosures sit on the market in disrepair due to vandals, theft and neglect. To lenders of traditional loans those properties are considered poor collateral that they’d prefer not to lend on. However, for FHA 203K loans the loan is based on after repair value and includes an escrow account to complete the repairs needed to bring the house to a condition that lenders prefer. That means that the current condition of the property is not as important as the condition of the property once the renovation is complete. This provides an outlet to purchase dilapidated properties, many of which have spent extended periods on the market due to the lack of availability to traditional financing, and solves the problem that most lenders face when dealing with property in disrepair. What this means to the home buyer is generally a significant discount to “as-is” value and, quite often, a fantastic deal on a house.
